Parchers Resort is for Sale

As we prepare for our 19th wonderful season in the Eastern Sierra, our family has made the difficult decision to begin our search for the next stewards of this incredibly special place.

We'd like to make it clear to our many return cabin & RV guests, and boat customers, that Parchers Resort & South Lake Landing will be operating as normal through the 2024 season and beyond, or however long it takes to find a group or family who are well suited to write the next chapter in the Parchers story.

 

While Steve & Judy are as enamored as ever with their beloved Eastern Sierra, we've had to acknowledge that the health issues and injuries that eventually catch up with us as we age, are making it increasingly difficult for them to invest the time and energy needed to fully participate and enjoy the privilege of operating Parchers Resort & South Lake Landing. 

 

Decade after decade of camping, hiking, skiing, mountain biking, backpacking, fishing, golfing, surfing, and all of the other outdoor activities they have enjoyed has kept them vibrant, inspired, and young at heart, but shoulder surgeries and spinal fusions, sore knees and spurred feet, arthritis and a-fib have all crashed the party as of late limiting their free wheeling fun and ability to fully contribute. 

 

Jared is of course plenty young, capable and healthy enough to continue overseeing the operations at Parchers, South Lake and Sabrina as he does now, but after much contemplation and self reflection, even someone as ambitious as he is recognizes that the added workload required to carry on without our partnership, support, and contribution would not be sustainable or satisfying. 

We have chosen to make the business available without the use of a realtor, a choice that will afford us more room to find a financial agreement that works for our family and also leaves the new operators in a position to thrive.  

It is of the utmost importance to all three of us that we find the right people to take over hosting duties. We truly cherish the many friends and visitors we’ve gotten to know and love over nearly two decades in the Bishop Creek Canyon family. It is also worth noting that Lake Sabrina Boat Landing is NOT for sale, so the buyer of Parchers will also be our new neighbor. 

Financials
Please be advised that because Parchers Resort operates under special use permit within the Inyo National Forest, traditional business loans from banking and lending institutions are not generally available for this type of opportunity. As such, interested parties must provide documentation proving sufficient resources to purchase the resort, demonstrate financial viability to operate it, and must sign a non-disclosure agreement before the resort’s financial information  (i.e. the last two years of tax returns, P&L’s and balance sheets etc. ) will be made available.

The purchase includes the Parchers Resort cabins, RV camping, store, gift shop and café businesses and all of the improvements and structures.  It also includes the only boat rental operation at South Lake Bishop and includes the building and adjoining deck, as well as the docks, boats, anchors, buoys, chain etc. Intellectual property such as the website, logos, social media accounts and domain name are also included. Any sale pends approval by the US Forest Service.

About the Business

Parchers is a classic High Sierra cabin resort located on the upper reaches of the South Fork of Bishop Creek, one mile below South Lake.  It has been in continuous operation since 1921.  It consists of 20 rental cabins, a café/store, and 3 full-service RV spots on 3 ½ acres of Inyo National Forest. We currently have a 20-year lease with the US Forest Service which is renewable.  It also includes a tackle shop, boat dock and rental boat fleet at South Lake. Parchers sits next to a horse riding/packing operation called Rainbow Pack Outfit. It sits between two creeks.

They are not making any more of these and they only come up for sale once in a generation. While Mammoth Lakes and a few other areas of the Eastern Sierra have felt overrun in recent years losing much of the charm of yesteryear, the South Fork of Bishop Creek Canyon has managed to stay busy without the crowded feel. 

There are 4 fishable lakes and two creeks within minutes of Parchers. 

South Lake is arguably the most beautiful road accessible lake in all the Sierra Nevada Mountains. There is a small tackle shop at the lake that is stocked with bait, tackle, clothing, snacks, and drinks. The marina offers pontoon boats, aluminum fishing boats, and kayaks for rent. The lake is regularly planted with rainbow trout by the California Department of Fish and Wildlife.

 

The Bishop Pass Trailhead, one-mile up canyon from Parchers leads day-hikers and backpackers to a dozen alpine lakes within 1 day range. For the more adventurous backcountry visitor the Kings Canyon National Park boundary is atop Bishop Pass leading down to the Pacific Crest Trail and John Muir Tail. There is an access trail to all the above, right at Parchers Resort. In addition, the Piute Pass trailhead and the Sabrina Basin trailhead are minutes away.

All in all Parchers Resort and South Lake Landing are 10 out of 10 when it comes to hiking, fishing, backpacking, access to the John Muir Wilderness and hiking trail systems, wild trout, thru hiking possibilities and so forth.
